This highly productive farm consists of 218 tillable acres with an average PI of 134.8 and is being offered for a 3 year lease beginning as soon 2023 crops are out of the field and ending once crops are out in the fall of 2026. Landowner would prefer the cash rent payment to be paid one time annually on March first for the duration of the lease, if awarded tenant is unable to facilitate the one payment the landowner will work with tenant for payments to be 50% March 1 and 50% October 1 of each lease year. The lease is for agricultural farming rights only, no hunting rights. Tenant is to provide soil samples the first year of the lease as well as at the end of the lease. Landowner will require a letter of good standing from tenants bank and will require tenant to provide annual yield data as well as the number of hours the pump is used annually. Landowner or hunting associates may ask for areas of standing crops which will be paid for by hunters. Tenant is responsible for all inputs including lime and will be required to mow the levy one time annually starting in 2024. Tenant will be responsible for fuel/oil used in pump if it is required to be used, landowner will offer a $200 credit in 2024 for tenant to change pump oil every 100 hours and log hours and maintenance. Pump motor and repairs will be the responsibility of the tenant up to $2000, above that the landowner will be responsible, unless neglect is determined. Tenant is to keep pump house inlet clear of debris and landowner will be responsible for keeping pump slue dug out. There are an additional 11-25 acres of hay ground that can be leased as well and can be directly negotiated with the landowner.
